Terms & Conditions
Last updated: October 18, 2026
These Terms & Conditions govern access to and use of the La Sulla Hospitality website and related online services.
Separate terms and agreements may apply to individual vacation rental reservations, property-management relationships, home-stewardship services, and other contracted services.
1. About La Sulla Hospitality
La Sulla Hospitality is a hospitality and property management business providing vacation rental management, home stewardship, and related services in Tuscany, Italy.
La Sulla Hospitality is operated by:
Jason DiLoreti, operating under the commercial name La Sulla Hospitality
Business address: Piazza Branchi, 1, 50050 Montaione (FI)
P. IVA: 07130570489

2. Purpose of This Website
The La Sulla Hospitality website provides information about:
La Sulla Hospitality and our services;
properties that we manage or market;
vacation rental opportunities;
Tuscany and local destinations;
opportunities for homeowners to work with us;
ways to contact, communicate with, or book through us.
Unless expressly stated otherwise, information appearing on this website is provided for general informational purposes.
Website content alone does not create a property-management agreement, home-stewardship agreement, accommodation agreement, agency relationship, or other binding service contract.
3. Property Management and Home Stewardship Services
Descriptions of vacation rental management, home stewardship, property support, and related services describe the general types of services La Sulla Hospitality may provide.
The precise scope of any relationship between La Sulla Hospitality and a property owner will be governed by a separate written agreement.
That agreement may establish matters including:
services provided;
management authority;
fees and expenses;
maintenance responsibilities;
vendor management;
guest management;
reservation authority;
financial arrangements;
insurance;
regulatory responsibilities;
property standards;
termination rights.
Submitting an inquiry, scheduling a call, or requesting a proposal does not obligate either party to enter into a business relationship.
La Sulla Hospitality works with a select number of properties and reserves the right to determine whether a particular property or engagement is appropriate for its services.
4. Property Owner as Accommodation Provider
Vacation rental properties marketed or managed by La Sulla Hospitality may be owned by independent third parties.
Unless expressly stated otherwise during the booking process, the accommodation agreement is entered into between the guest and the identified property owner or accommodation provider.
In these circumstances, La Sulla Hospitality acts as the owner's authorized manager, representative, or service provider in connection with activities such as:
marketing;
reservation administration;
guest communication;
property operations;
arrival and departure coordination;
guest services.
Unless La Sulla Hospitality is expressly identified as the accommodation provider or contracting party, La Sulla Hospitality is not the owner or lessor of the accommodation.
The identity of the applicable accommodation provider will be made available during the booking process where required.
5. Direct Booking
La Sulla Hospitality may make vacation rental reservations available through third-party booking technology.
The booking experience may:
carry La Sulla Hospitality branding;
be accessed through lasulla.com;
use a La Sulla-associated web address;
open in a separate browser tab;
be technically hosted or operated by a third-party provider.
This may include technology provided by Prohost or another property-management, reservation, or direct-booking platform.
Use of third-party booking technology may also be subject to additional technical, privacy, or platform terms.
6. Booking-Specific Terms
Each vacation rental reservation may be subject to separate booking conditions.
These may address:
accommodation price;
taxes and fees;
tourist tax;
deposits;
payment schedules;
cancellation conditions;
refund conditions;
security deposits or damage protection;
maximum occupancy;
minimum age requirements;
arrival and departure times;
pets;
smoking;
events and gatherings;
identification requirements;
guest registration;
property rules;
services included in the stay;
optional services;
additional charges;
responsibilities of the guest;
responsibilities of the accommodation provider.
Applicable booking terms will be presented or otherwise made available before a reservation becomes binding.
If booking-specific terms conflict with these general Website Terms & Conditions, the booking-specific terms will govern the reservation.
7. Reservation Confirmation
An inquiry, availability search, quotation, provisional hold, or selection of dates does not necessarily constitute a confirmed reservation.
A reservation becomes confirmed only when the requirements communicated during the booking process have been satisfied and confirmation has been issued.
Depending on the reservation, these requirements may include:
acceptance of applicable booking terms;
payment of a deposit or full amount;
provision of required guest information;
completion of identification or verification procedures.
8. Prices, Taxes and Payments
Prices, fees, taxes, and other mandatory charges applicable to a reservation will be displayed or communicated as required before the booking becomes binding.
The booking process may identify separately:
accommodation price;
cleaning fees;
service fees;
applicable taxes;
tourist tax;
deposits;
optional services;
other charges.
Payments may be processed through third-party payment providers.
Depending on the property and applicable legal structure, payment may be made directly to the:
property owner;
accommodation provider;
authorized payment processor;
other party identified during the booking process.
The relevant accommodation provider, payee, or merchant will be identified where required by law.
9. Pricing and Availability Errors
La Sulla Hospitality takes reasonable steps to maintain accurate property information, pricing, and availability.
Technical, administrative, synchronization, or other errors may nevertheless occasionally occur.
Where an obvious pricing, availability, or technical error occurs, La Sulla Hospitality or the relevant accommodation provider may take the steps permitted under applicable law and the applicable booking terms to correct the error.
Nothing in this section limits mandatory consumer rights.
10. Cancellation and Refunds
Cancellation and refund conditions may vary according to:
property;
season;
booking rate;
length of stay;
other conditions of the reservation.
The cancellation policy applicable to a reservation will be presented before the reservation is completed.
Guests should review these conditions carefully before booking.
For accommodation services provided on a specific date or during a specific period, the general fourteen-day statutory right of withdrawal applicable to many distance contracts does not ordinarily apply.
Cancellation and refund rights will therefore be determined by:
the cancellation policy accepted during booking;
any additional rights offered by the accommodation provider;
mandatory rights available under applicable law.
11. Guest Responsibilities
Guests must provide accurate and complete information during the booking process.
Guests are responsible for:
complying with the applicable booking terms;
respecting property rules;
complying with maximum occupancy limits;
using the property responsibly;
respecting neighbors and the surrounding community;
complying with applicable laws;
providing legally required identification information;
reporting significant damage, maintenance, or safety issues promptly;
leaving the property in the condition reasonably required under the booking agreement.
The person making the reservation is responsible for ensuring that members of the traveling party are aware of the applicable booking conditions and property rules.
Additional responsibilities may be established in the booking-specific terms.
12. Guest Identification and Legal Registration
Guests may be required to provide personal and identification information required under Italian law.
Depending on applicable requirements, this information may be used for:
public-security guest registration;
tourism reporting;
tourist-tax administration;
legally required records;
other regulatory obligations.
Where information is legally required in order for accommodation to be provided, failure or refusal to provide that information may prevent the accommodation provider from permitting occupancy.
Personal information is processed in accordance with our Privacy Policy and applicable data-protection law.
13. Property Information and CIN
La Sulla Hospitality takes reasonable steps to ensure that property information is accurate and that properties marketed through its services comply with applicable requirements.
Property listings may contain information concerning:
occupancy;
amenities;
location;
accessibility;
services;
property rules;
regulatory identifiers.
Where required by Italian law, properties offered for vacation rental will display the applicable Codice Identificativo Nazionale (CIN) and any other required identifying information.
14. Property Descriptions and Photography
Photographs, descriptions, floor plans, amenity lists, and other property information are intended to provide a reasonable representation of the property.
Properties may change over time.
Furnishings, landscaping, décor, amenities, views, surroundings, and local conditions may differ slightly from photographs or descriptions.
Minor differences do not necessarily constitute a material change to the accommodation.
Where a significant change materially affects a confirmed reservation, the matter will be handled in accordance with applicable law, the booking agreement, and the circumstances of the reservation.
15. Property Damage and Additional Charges
Guests may be responsible for damage, loss, excessive cleaning, missing property, unauthorized occupancy, or other breaches of the applicable booking agreement.
Reservations may be subject to arrangements including:
security deposits;
damage waivers;
damage-protection programs;
payment authorizations;
other reasonable protection mechanisms.
Any applicable arrangements will be disclosed during the booking process.
Charges relating to damage or other breaches will be handled in accordance with the applicable booking terms and applicable law.
16. Events Outside Reasonable Control
Circumstances outside the reasonable control of La Sulla Hospitality or the relevant accommodation provider may occasionally affect the availability or use of a property.
These may include:
severe weather;
natural disasters;
utility failures;
governmental action;
emergency repairs;
serious property damage;
safety or security concerns;
transportation disruption;
other extraordinary circumstances.
Where a confirmed reservation is materially affected, La Sulla Hospitality and the relevant accommodation provider will act reasonably and in accordance with applicable law and the booking agreement.
Nothing in this section limits mandatory consumer rights.
17. Third-Party Services
La Sulla Hospitality may coordinate, recommend, arrange, or facilitate services offered by independent third parties.
These may include:
transportation;
private chefs;
tours;
activities;
equipment rental;
maintenance;
housekeeping;
wellness services;
childcare;
local experiences;
other hospitality services.
Where an independent provider contracts directly with a guest or property owner, that provider is responsible for its own services and may apply its own terms and conditions.
La Sulla Hospitality is responsible only to the extent required by its own contractual obligations and applicable law.
18. Marketing Communications
Marketing communications from La Sulla Hospitality are optional.
Guests, homeowners, prospective clients, and other users may be given the opportunity to subscribe separately to communications relevant to them.
Acceptance of:
a reservation;
booking terms;
a property-management agreement;
a home-stewardship agreement;
another service agreement
does not automatically constitute consent to receive unrelated marketing communications where separate consent is required.
Marketing subscribers may withdraw their consent or unsubscribe at any time.
Transactional or service communications necessary to administer a reservation, property, invoice, contract, or ongoing service relationship are separate from marketing communications.
19. External Links and Third-Party Websites
Our website may contain links to independently operated websites and services.
These may include:

Access may be restricted where reasonably necessary to protect our systems, properties, guests, clients, or legal rights.
22. Website Availability
La Sulla Hospitality takes reasonable steps to maintain its website and online services.
Continuous or uninterrupted availability cannot be guaranteed.
Access may occasionally be affected by:
maintenance;
technology failures;
telecommunications failures;
cybersecurity incidents;
third-party providers;
circumstances outside our reasonable control.
Website functionality may be modified, replaced, temporarily suspended, or discontinued where reasonably necessary.
23. Limitation of Liability
La Sulla Hospitality will exercise reasonable care in operating its website and performing services for which it is responsible.
Nothing in these Terms excludes or limits liability where liability cannot lawfully be excluded or limited.
Nothing in these Terms limits mandatory consumer rights available under Italian or European Union law.
To the maximum extent permitted by applicable law, La Sulla Hospitality is not responsible for indirect losses arising solely from:
reliance on general informational website content;
temporary website unavailability;
independent third-party websites;
services provided directly by independent third parties;
circumstances outside La Sulla Hospitality's reasonable control.
Liability relating to an individual accommodation reservation, property-management engagement, home-stewardship relationship, or other contracted service will also be governed by the agreement applicable to that service.
24. No Guarantee of Rental or Property Performance
Information regarding vacation rental performance, projected revenue, demand, pricing, occupancy, or similar commercial matters may involve estimates, forecasts, or professional judgment.
Unless expressly agreed otherwise in writing, La Sulla Hospitality does not guarantee:
a specific level of rental revenue;
occupancy;

property appreciation;
absence of maintenance problems;
absence of guest damage;
performance by independent vendors;
uninterrupted availability of utilities or third-party services.
This section does not limit obligations expressly accepted by La Sulla Hospitality under a written agreement or imposed by applicable law.

our business;
our services;
technology;
properties;
booking systems;

Where mandatory consumer-jurisdiction rules provide a consumer with the right to bring proceedings before the courts of their place of residence or another protected jurisdiction, those rules will apply.
